Our Expertise
Business rates payable on non-domestic properties affect most businesses. Where rateable values have been applied incorrectly by the Valuation Office Agency (VOA), the financial impact can be significant.
The Chartered Rating Surveyors at Eddisons have vast experience of challenging business rates across all industries. We understand the issues faced by sole traders and companies when their rates have been set incorrectly and have the rating expertise to quickly recognise such inaccuracies.
The Eddisons team carries out professional business rates consultation and assessment, utilising our advanced knowledge of the system. As well as dealing with all industries, we cover a wide range of premises including warehouses, factories, retail outlets and offices.

Our Capability
Business rate levels are set by the Valuation Office, and are based on their estimation of the achievable rental for a non-domestic property. As business rates appeal specialists, Eddisons advise businesses throughout the UK on whether an appeal against their business rating could result in cost savings.
A Business Rates Audit from Eddisons gives you so much more than merely checking the accuracy of your rates bills.
Unlike many rating surveyors, we perform a complete historical forensic analysis of your company’s business rates liability. This usually involves examining not just the bills themselves, but also every other aspect of your property and the surrounding area that affects how much you should have been paying in previous and current years.
The service is not associated in any way with conventional rating appeals so, if your business is dealing with its rates appeal already through another rating agent, we can complement this work by providing you with a business rates health check. The process is simple and non-intrusive inasmuch as there are no site visits required, no lengthy appeals procedures and no paperwork for you to have to locate from your archives. You simply give us the instruction to act for you and we will do the rest.
Once any historical errors have been identified by Eddisons’ Rating Audit specialists, we calculate the potential overpayment and challenge the authorities in order to recover these sums quickly and effectively, usually within 2 months of the start of the process. Only once you have received any savings as a result of the Audit do we charge fees based on a percentage of the saving. In the event that there is no saving, then no fees are payable under any circumstances. You simply go away with the peace of mind that your bills are correct.
We can undertake this work on single properties or indeed whole portfolios, as required.
Find out moreWith considerable expertise in achieving business rate reduction for companies and sole traders across all industries, the Eddisons Business Rates team provides a dynamic and professional service.
Business rate relief is available for businesses in a wide range of circumstances, with criteria including the nature of their business, its size or location.
Changing business circumstances can lead to business rate reliefs becoming available at various stages. These often include moving to a rural environment, or owning an empty property that once housed the business.
We advise on all aspects of business rating relief, and make a tangible difference to cost savings and levels of profit.
Small business rate relief
The rules surrounding small business rate relief are straightforward at first glance, but various opportunities for claiming exist around the basic criteria of the property’s rateable value.
If the rateable value is less than £12,000 and it is the only premises used by the business, it may be possible to claim small business rate relief. Even if a business does not appear to qualify for this relief, we may be able to identify grounds for a part-reduction.
Retail relief
Certain business premises valued at £50,000 or less for business rates may be able to claim retail relief.
